DEVELOPING LEADER OF THE YEAR

Louis DeFino | Nuveen Real Estate
Originally from Wisconsin, Louis began his real estate acquisitions career in Chicago with Henderson Global Investors, which later became part of TIAA. In 2017, he relocated to Newport Beach to focus on industrial acquisitions across the West Coast. Encouraged by peers, he joined NAIOP SoCal and quickly recognized its value—exceptional networking, top-tier education, and a strong professional community. After completing the YPG program, which significantly enhanced his emotional intelligence, public speaking, and leadership skills, he remained actively involved.
In 2024, he led the YPG Selection Committee, helping to evaluate over 100 applicants and select a final cohort of 35. He later served as Curriculum Committee Chair, coordinating speakers and venues while mentoring the class throughout the program. Watching their growth has been incredibly rewarding and reinforced his commitment to NAIOP SoCal.
Over the past five years, his role at Nuveen Real Estate has expanded, and he now leads industrial acquisitions in the Northwest and San Diego. A self-described “deal guy,” he is passionate about continuing to refine his investment expertise while growing his leadership impact. Long term, he aspires to build his own real estate investment portfolio and create lasting value through strategic investment.

Allen Matkins
The Allen Matkins Diversity & Inclusion Committee developed a renewed and expanded Diversity Initiative to promote diversity in our workplace, in the legal profession, and in the related business community. That Initiative included a plan to establish and/or contribute to diversity-oriented law school scholarships. The firm’s pursuit of that action item led to the formation of The Allen Matkins Foundation, a 501(c)(3) tax-exempt private charity, to be used as the vehicle to raise funds and make grants for law school scholarships, as well as other organizations and programs that promote the Foundation’s mission. The Foundation established endowed scholarships at both UCLA School of Law and UC Law SF, proceeds from which are awarded each year to incoming and continuing law students who are academically talented and have overcome significant obstacles in life such as socio-economic disadvantage, disability, being the first in their family to attend college, attending under-resourced schools, or other considerable hardships or challenges. We also believe in working outside the firm with real estate-focused and other professional organizations like NAIOP SoCal. In addition, several attorneys serve as members of, including leadership roles with: John M. Langston Bar Association, Women Lawyers Association of Los Angeles (including co-chair, Diversity), Philippine American Bar Association, Thai American Bar Association, Asian Pacific American Women Lawyers Alliance, National Employment Law Council, Black Women Lawyers Association of Los Angeles, Asian American Bar Association, and several others. Our firm supports each lawyer's individual efforts to be an active member in the various organizations that promote diversity in the legal profession. Amazon (DFX3) LAX | Millie and Severson General Contractors
This project deserves to win the Industrial Build-to-Suit Development Project of the Year award due to its innovative approach to overcoming the challenges of developing in a densely populated urban area near LAX. The creative solution of placing employee parking on the roof of the 141,360-square-foot Amazon distribution facility maximized space without contributing to surface parking congestion. The roof's complex design, featuring structural steel, metal decking, and advanced waterproofing, ensures long-term durability while addressing the facility’s unique requirements. Additionally, the project incorporates sustainable features, including EV charging infrastructure for both the staging area and employee parking, and future-proofing for green transportation. This development successfully balances operational needs with environmental and community considerations, making it a standout example of smart, sustainable urban industrial development.

West Valley Logistics | CapRock Partners
CapRock Partners’ West Valley Logistics is a 269,780-square-foot, LEED-certified industrial warehouse that exemplifies next-generation speculative development. Located in the land-constrained San Gabriel Valley, the project transformed an underutilized and environmentally challenged site into a high-performance logistics hub along a key Southern California trade corridor.
Acquired during the economic uncertainty of 2020, CapRock navigated a competitive bidding process and complex regulatory hurdles, including a citywide building moratorium. The firm led a comprehensive site remediation effort to address legacy environmental issues, working closely with regulatory agencies to ensure long-term safety and functionality.
Designed for operational efficiency and sustainability, West Valley Logistics integrates energy-saving systems and sustainable building practices, supporting CapRock’s commitment to LEED standards. The project was completed without leasing downtime and sold to a leading fashion company for its new headquarters, one of the year’s largest owner-user transactions.

11755 Wilshire | RIOS
The 11755 Wilshire Reposition project showcases what's important to tenants in a post-pandemic workplace environment- emphasis on wellness through new programming in the building lobby that extends a hospitality touch, through the concierge driven experience, from dropping your car off at valet through the reimagined main lobby.
The 1986 building was transformed from a typical high-rise office building into a vibrant, welcoming space that integrates architecture, interiors, and landscape design. The project focused on refreshing the entry and lobby design, and enhancing tenant experience by introducing flexible, hospitality-driven amenities such as a coffee bar, indoor/outdoor break room, fitness center, and a high-tech conference room. The design contrasts the original angular granite facade with warm, organic elements like wood, curved glass, greenery, and soft textures, promoting social interaction and wellness. Biophilic elements—including green walls, planters, and landscaped terraces—cool the environment and support local pollinators while visually softening the corporate aesthetic. Strategic design choices, such as curved glass partitions and a visually unified material palette, improve wayfinding and connectivity between spaces. The exterior revitalization, featuring GFRC panels and lush landscaping, reshapes the building into a distinctive urban landmark with a human-scale, inviting streetscape.

Olukai Flagship Store | O Arch, Inc.
The Olukai Flagship Store is the first standalone store outside of Hawaii for the Hawaiian-inspired luxury apparel brand. The brand is deeply rooted in the cultural heritage and natural beauty of the Hawaiian islands, and the design aims to reflect this connection. The concept is a “hale wa’a”, traditional canoe house, a significant Hawaiian architecture that served many purposes, including a gathering place, shelter, and storage for sacred canoes. It was a central part of Hawaiian social life and evolved as a cultural center. The design provides an inviting atmosphere that immerses visitors in the brand's ethos reflecting the brand’s deep connection to the island's culture, heritage, and natural beauty.

MULTI-FAMILY PROJECT OF THE YEAR

Broadstone Inkwell | Hendy
Broadstone Inkwell deserves to win the Multi-Family Project of the Year award because it redefines urban living through an innovative fusion of design, community engagement, and functionality. This residential development transforms a previously underutilized space in downtown Long Beach into a vibrant, amenity-rich environment tailored to a demographic of artistic entrepreneurs and urban creatives. By thoughtfully integrating the city's industrial, maritime heritage with modern comforts, the project delivers a truly immersive and inspiring living experience. The project stands out for its innovative and alluring amenity offerings, fostering both a one-of-a-kind living environment and a strong sense of community interaction. Features like the hidden poker room behind a bookshelf, the rooftop entertainment deck with an outdoor movie screen, and the maritime-inspired fitness center create a uniquely engaging experience, while thoughtful design elements reinforce the project's portside-inspired narrative. Beyond aesthetics, Broadstone Inkwell encourages social engagement through co-working spaces, a rooftop bar with communal dining, and multiple gathering areas designed to bring residents together. Its pedestrian-friendly design seamlessly connects residents to the surrounding retail, dining, and entertainment options of the Promenade, further establishing the project as a vibrant and integrated part of the neighborhood. In addition to its visual appeal and functionality, the project navigated significant challenges, from launching during the early days of COVID-19 to addressing spatial constraints creatively. Despite these hurdles, the team delivered a highly curated, high impact living experience without compromising design intent. Its ability to blend creativity, functionality, and urban connectivity sets a new benchmark for multi-family developments, making it a deserving recipient of the Multi-Family Project of the Year award.

Riot Platforms’ new Irvine office is a benchmark for workplace design, seamlessly integrating brand identity, architectural innovation, and employee experience. This project deserves to win the Office Project of the Year award because it transformed a shell condition suite into a dynamic, future-focused environment that fosters collaboration, enhances company culture, and supports long-term business growth. From the moment visitors step inside, the space tells Riot’s story. Striking architectural elements, including hexagonal motifs as an ode to Riot’s logo, preserved moss walls, and custom lighting, immediately establish the company’s identity. Riot’s signature blue and orange accents are woven throughout, creating a cohesive and immersive brand experience. Beyond aesthetics, every design decision was made with purpose, ensuring that the space reflects the company’s core values of innovation, community, and efficiency. The project was not without its challenges. Space constraints and visibility from the entrance required creative solutions, leading to standout design features such as a floating reception wall that adds both privacy and visual impact, as well as doubling as a display of the company’s internal dashboards for real time monitoring of operations. The floorplan prioritizes employee well-being, with huddle rooms and private offices along the windows to maximize natural light, while a central open office encourages collaboration. The inclusion of a dedicated media room for podcasts and video interviews reflects the CEO’s public-facing role, ensuring the space supports both internal productivity and external brand presence. One of the project’s greatest successes is its impact on Riot’s workforce. The new office played a pivotal role in transitioning employees from a predominantly hybrid model to full-time office engagement, reinforcing a culture of collaboration and connection. Thoughtful amenities, such as a communal breakroom with a coffee bar and warming drawers, further encourage interaction and a sense of community. Beyond its functional excellence, the design elevates the office experience through high-end materials and meticulous craftsmanship. Carefully curated lighting, brass details, natural stone, handmade tile, and warm wood accents add layers of sophistication and texture. The space is not just beautiful – it is a workplace built to inspire. Ultimately, the success of this project is measured not only in its striking design but also in the overwhelmingly positive client feedback. Earning a perfect 100% satisfaction rating across key metrics – including creativity, communication, and employee engagement – this project is a true testament to the power of design in shaping company culture and business success.
